Oil leak, suspected turbo seal?

Hi legends, I have been trying to sell my 2005 d22 str with not much luck and would appreciate all advice on what the oil leak is looked to be caused by. I have been told it may be a turbo seal that is leaking by others looking at pictures.

I do not have blueish smoke from exhaust. I have noticed a slight whistling noise sometimes when trying to get boost out of turbo when driving (I’m not a car person so might just be how turbo sounds but I hadn’t noticed it until recently, I think..). Car only leaks oil onto ground under engine bay. Also has not been looked after well in recent years so may have more than one leak and other issues.

Any advice on best way to sell as is, what the issue may be or how to determine and a rough cost would be greatly appreciated.

It looks like there's a boost leak - from the output hose from the turbo, and the connecting hose across the top of the rear of the motor.

This could easily (over time) run down the outside of the turbo. It could also be making an increased noise.

It might just need a clamp tightened - clean it up and take it for a drive, a boost leak will dirty up fairly quickly.
 
this looks like typical zd30 breather oil. these things throw a lot of oil out the breather.
catch can helps, make sure the engine oil is not over filled.
also clean or replace the intake rubber pipe. if they seal clean they usually don't leak, but once they get oil inbetween the surfaces they will always leak.
